Today, it manages two funds with complementary strategies: La Foncière, a listed real estate fund primarily invested in residential property in French-speaking Switzerland, and La Foncière Urban Development L-QIF, dedicated to the development of residential and mixed-use real estate projects and intended for qualified investors. IFSA is recognized for its expertise, its long-term vision and the quality of its management. As part of its development, IFSA is looking for an Asset Manager wishing to contribute actively to the performance and valuation of the real estate portfolio of the fund La Foncière, within a dynamic and committed team. Reporting directly to the Head of Portfolio, you play a key role in the management and development of the real estate portfolio. At the interface between investment strategy, operational management and financial performance, you safeguard the interests of the owner, manage external partners and contribute actively to long-term value creation. Your role and responsibilities: Drive asset performance * Ensure the operational, technical and financial monitoring of a portfolio of residential buildings, ensuring their general condition and proper operation. * Collaborate closely with real estate agencies to ensure efficient and qualitative management of the buildings and coordinate the actions necessary to achieve the defined objectives. * Analyze key performance indicators, notably rental status, vacancy, rent losses, collections, evolution of charges, as well as technical, energy and sustainability indicators. * Integrate and manage, in collaboration with internal teams and the relevant partners, energy, environmental and regulatory issues in maintenance, investment and renovation decisions. * Identify levers for optimizing income and expenses and ensure the efficiency of the resources engaged. * Prepare and monitor operating budgets, analyze variances and implement necessary corrective measures. * Perform building visits, identify maintenance, renovation or restoration needs and monitor the implementation of necessary measures. * Defend the interests of the fund in rental negotiations as well as in litigious situations. Develop the potential of each building * Define and evolve strategies per building in coherence with the funds' objectives and market perspectives. * Identify value creation levers: optimization of rental income and charges, asset repositioning, investments and renovations. * Prepare and monitor business plans, operating budgets and investment plans. * Analyze results, anticipate variances and propose concrete measures to improve financial performance. Your profile * You hold a higher education degree in real estate, building technology, finance, business economics or an equivalent field. * You have proven experience in real estate, ideally in Asset Management, and know the operational, technical and financial challenges of a real estate portfolio. * You have a strong interest in ESG issues and sustainability in real estate. * You possess good technical knowledge of buildings and their installations, as well as a capacity to evaluate maintenance needs and appreciate the relevance of solutions proposed by specialists. * You are able to step back, develop a strategic vision of the assets and translate it into concrete actions. * You demonstrate autonomy, rigor and an analytical mind, while knowing how to take initiative and assume your responsibilities. * You are comfortable in exchanges with various interlocutors and know how to mobilize external partners around common objectives. * You have perfect command of French. Good knowledge of German is an asset.
