An exciting opportunity to join PureGym as a Property Manager!
In this brand-new role, you will facilitate the smooth operation of Pure Gym's property portfolio alongside the Development team (Project Managers), the Facilities team (Facilities Managers), and the Property team, as well as the property management assistant.
The property acquisition team is the cornerstone of everything Pure Gym represents - expansion! The team sources and secures new site acquisitions across the UK, working closely with the property development team for construction and fit-out.
*Lease issues:*
• Must be familiar with all leases in the portfolio.
• Communicate with lawyers, landlords, agents, and the finance department regarding rent reviews
• Monthly update meeting with the Property and Development teams
• Ensure the property management system is up-to-date and accurate
• Manage any boundary and dispute issues regarding responsibilities in leases
• Ensure the Horizon database is accurate and up-to-date
• Prepare financial information for monthly reports
*Service charges & business rates:*
• Review annual service charge invoices from landlords (agents) against leases and report if necessary.
• Help organize necessary information for appeals to obtain refunds and reductions for clubs that may be unable to open for various reasons
*Facilities management support:*
• Operational support to the facilities management function. This includes the role of deputy facilities coordinator in case of absence, managing and tracking warranties and defect issues from new developments and refurbishment projects, as well as coordinating communication with contractors, landlords, and internal stakeholders.
• Responsible for investigating and enforcing landlord obligations regarding building structure and building services (including roof, façades, HVAC, heating, and other elements maintained by the landlord), ensuring that defects and maintenance issues are addressed and resolved promptly.
*Planning & projects:*
• Experience in planning. This covers applications for signage, building permits, and Class E - 24/7/365 commerce
• Work with lawyers on any planning disputes or enforcement notices
• Carry out any special projects related to property as needed by the Property Director/CFO
*Dilapidations & repairs:*
• Communicate with landlords regarding any dilapidations notices. Contest if appropriate, and work with the Facilities team and lawyers to ensure required works are carried out and notices are lifted
• Collaborate with the Facilities team to ensure a comprehensive understanding is agreed upon regarding landlord and tenant repair responsibilities at each Pure Gym site, and refer to leases if necessary to answer questions
• Ensure Pure Gym landlords comply with lease obligations, including provision of services, repairs, and maintenance
*Sub-let properties:*
• Manage Pure Gym's sub-let properties and seek opportunities to increase potential revenue when possible
*Meetings:*
• Weekly update call with the Property team
• Monthly individual meeting with the domain manager
• Monthly update call with the Development/Facilities team
