We consider it the most interesting – provided the framework conditions are right. For us, that means six to eight mandates per person, short decision-making paths and an environment that is rare in this industry: As part of the ADT INNOVA GROUP AG, we cover development, construction, sale and management. Therefore, around 90 percent of our condominiums come from our own house. If something is wrong with a facade, you do not have to research who installed what back then. You go two doors further. Why this position exists We are growing organically and want a portfolio that is cleanly maintained. This position creates the freedom for this – instead of us saving quality through extra work. What you will take over You manage your own condominiums – from the owners' meeting to the budget and renewal fund to the cooperation with tradespeople and the owners' committee. For the owners, you are the person who answers, and you report directly to the management. What requires judgment remains with you: the substantive control of invoices, the decision on measures, the conversation. The administrative part should be background noise – recording and posting is done in accounting, and with the switch to «PROPbase» we are building AI-supported processes, from defect detection to correspondence. Not to rationalize work away, but so that you can devote yourself to the actual tasks in your portfolio. Anyone who has ideas for this can drive them forward themselves and implement them with the team. When it fits You bring experience as a manager, ideally with a professional diploma. Commitment counts a lot to us – but it does not replace experience: We do not want to have to explain to you what to do, but rather how things run with us. You will therefore take over your mandates from the team, with a clean handover by the colleagues who are currently managing them. After that, we let you run: In your mandates, you decide, we are there in the background when you need us. With a defect list, you want to understand the construction, not just the deadline schedule. Driver's license category B and an own car: We do not have a fleet, but in return, we compensate the trips. Some things are clarified faster on site than by email. Very good German skills are required, English is an advantage. We do not have a career ladder with many rungs – but rather construction projects in our own realization, new processes being set up and further training that we support. What we offer Regarding salary, we throw the ball to you: Tell us your expectations and we will tell you openly what is added and where our framework lies – bonus for good performance, 60 percent of the pension fund contributions at our expense. Also, workload, start date and further training are not fixed quantities for us, but topics for discussion. Your time is equally important to us. The week comprises 42.5 hours, on Fridays work finishes at 4.00 PM, sometimes followed by an apéro. If an evening appointment arises or if it becomes later once, you compensate the time without anyone raising an eyebrow. Five weeks vacation. The office remains closed over Christmas and New Year. Work is done in the office, two walking minutes from Stettbach station: live at home, work here. If something comes up at home, you can also work from there for a day – as an exception, not as a model. During lunch, fitness centers, restaurants and take-away are reachable on foot.
