Asset & Development Manager Real Estate 80-100% (m/f) Your Task As a Real Estate Asset & Development Manager, you bear the strategic and operational responsibility for an institutional residential real estate portfolio valued at approximately CHF 600 Mio., located half in German- and half in French-speaking Switzerland. Depending on your experience, you will manage your own portfolio and development projects independently or in close cooperation with the management. In doing so, you will make a significant contribution to the sustainable value increase of the portfolio as well as to investment decisions. Your Main Tasks Development and implementation of property and portfolio strategies. Sustainable optimization of rental income, operating costs, and performance of the properties. Identification and development of potentials (densification, extensions, conversions, replacement new buildings, and area developments). Management of renovation, conversion, and development projects – from the feasibility analysis to realization. Preparation of profitability calculations, investment analyses, and investment requests. Budgeting as well as ongoing controlling of business plans and real estate performance. Leadership and management of external property managements as well as other partners such as architects, engineers, lawyers, and brokers. Independent management or participation in negotiations with key tenants, authorities, and other stakeholders. Active participation in acquisitions, sales, and real estate due diligence processes. Your Profile Basic training in architecture, engineering, commercial field, or business administration, supplemented by higher real estate-specific education (e.g., MAS Real Estate Management, federal professional certificate or diploma, or an equivalent qualification). Initial successful professional experience or several years of experience in asset management and/or real estate development in Switzerland. Good knowledge of the real estate market, especially in the residential segment. Sound business administration knowledge as well as interest in financial valuation methods. Good knowledge of construction as well as rental and construction law. Analytical mindset, organizational talent, and strong negotiation skills. Proficient German and English in spoken and written form. Very good MS Office skills; experience with GARAIO REM is an advantage.
